How the Rent vs Sell Calculator Works
The calculator runs two paths from the same starting point.
- Sell today: your realistic sale price, minus selling costs, minus what you still owe on the mortgage.
- Rent it out: your expected rent, minus vacancy, management and leasing fees, taxes, insurance, HOA, repairs, and mortgage payments, for the number of years you choose. It then adds the equity you would hold at the end, after selling costs.
The default fees match Pyramis pricing: 10% management and a leasing fee of 50% of one month’s rent. Change any field to match another quote or your own numbers.
What the Rent vs Sell Calculator Does Not Include
- Income taxes. Capital gains, depreciation, and the tax treatment of rental income depend on your situation. This is not tax or legal advice. Please talk to a CPA.
- Big-ticket repairs. A new roof or HVAC system can change the answer. Use the repairs field to plan for them.
- Future prices and rents. Yearly price and rent change start at 0% on purpose. We do not predict them, and neither should the calculator.
