What San Antonio property managers charge

The monthly management fee is only part of what you pay. Leasing, renewal and annual fees sit outside it, and that is where firms differ most. Here is ours:

The eight questions to ask any San Antonio property manager

Use these with every firm you interview, including us. Vague answers are a red flag. Here is how we answer each one.

1. What is every fee, in writing?

Management is 10% of monthly rent, or 9% for military. Leasing is 50% of one month’s rent. Lease renewal is $200, and the technology fee is $25 a year. Our pricing page lists the rest. You get the full schedule before you sign.

2. Who is my point of contact?

Each owner has a dedicated property manager, not a pool of people answering the phone.

3. How big is the firm, and is that size on purpose?

We manage 300 to 325 homes. We have managed more than 700, and we chose to scale back because service and client experience suffered at that size. We could grow to 1,000 homes. We chose not to. Ask any firm how big it plans to get and what it does to keep service from slipping as it grows.

4. How do you screen tenants?

We check credit, income, rental history and criminal background, and we apply the same criteria to every applicant. Our eviction rate is under 1%. More on our tenant placement service.

5. What is your tenant renewal rate?

More than 75% of our tenants renew. Renewals mean fewer vacant months and fewer turnover costs for you.

6. How long does the average client stay?

The average client stays 8+ years. Ask every firm for this number. Long client tenure is one of the few measures that is hard to fake.

7. What happens when a repair costs more than my approval limit?

Our approval limit is $300. Above that, we ask you first, except in an emergency. Emergency and after-hours calls are answered by our own team, in-house, because we know the properties. We do not use call centers across the country or across the world.

8. How are my funds held, and how often do I get statements?

Owner funds are held in a trust account. You get a statement every month, and you can see it anytime in your owner portal.

Specialist or generalist?

Some firms handle sales, commercial leasing and property management under one roof. That works for some owners. We have managed San Antonio homes since 1985. We specialize in single-family homes, and we also manage condos and small multifamily properties. We do not manage apartment communities.

What a lower fee can leave out

A lower percentage is not wrong by itself. Ask what it leaves out: leasing fees, renewal fees, repair markups, screening depth. One extra vacant month costs you a month’s rent, so compare how each firm prices, markets and screens, not just the percentage.
