How the Vacancy Cost Calculator Works
The calculator adds the costs that come directly from an empty home: the rent you do not collect, utilities and yard care, cleaning and make-ready, the leasing fee for the next tenant, and any move-in concession. It shows your mortgage, tax, insurance, and HOA payments separately. You owe those whether the home is rented or not, but a vacancy means you cover them without rent coming in.

How long will my home be vacant?
No calculator can tell you. The vacancy days field is yours to set. Pricing, condition, and how fast the home is marketed all affect it. A free rental analysis gives you our view for your specific home.
Should I lower the rent to fill a vacancy faster?
Sometimes. Use the optional rent reduction field to see how many vacant days a lower rent equals over a 12-month lease. The right call depends on how your home compares to the homes competing with it.
