Proper marketing, maximum exposure, and the accurate pricing help to get a property rented faster. There’s no mythical formula or crystal ball for getting a home rented. The simple fact is that there is no way to guarantee how fast your home will rent. We use our 30+ years worth of experience and market data to rent as quickly as possible while also maximizing the rent rate. It’s a delicate balancing act, but we do it every day. Let’s break down the elements of our marketing plan:
Listing Exposure
This is first and foremost. We have to get the word out that the property is available for rent. This starts with the local Multiple Listing Service (MLS) and is available to the over 12,000 members of the San Antonio Board of REALTORS® (SABOR). The local MLS syndicates their listings to many of the national housing search portals like Trulia, Zillow, and realtor.com. We also subscribe to additional syndication services and military resources, like AHRN and Joint Base San Antonio, to increase the exposure of your listing. The combination of services we utilize gives our listings a wider exposure than almost anyone in the area.
Photos & Video
Photos are very important, as much of the home-search process is done online. If the property photos don’t look good, they’ll move onto another property without giving yours a second thought. We take high-quality photos of all our properties to give them the best shot at getting rented quickly right from the beginning. We are the only ones in San Antonio to also shoot 360° video tours of our properties. These are included in the listings and make them available on our website. These give viewers a quick virtual walkthrough of the property that photos or regular video can’t quite match.
Pricing
Just like photos, if it’s priced too high, they’ll move along to another property. We don’t simply run a price per square foot average for the neighborhood and apply that to your home. We can give you a fairly narrow range of what the property should rent for, but tailor the pricing down to your specific home compared to other similar ones. This more tailored pricing can be achieved after we visit the property. There are no shortcuts on this! Activity, interest, and feedback on your listing are closely monitored so we can make price adjustments quickly when needed.
Speed vs. Quality
Ask yourself this: would you rather get a tenant quickly or get the right tenant in your property? While every investment property owner dreams of filling vacancies quickly, putting the wrong tenant in there just because they’re the first person interested can be a costly mistake. Bad tenants do damage, stop paying their rent, and/or get evicted. Those are three nightmare circumstances for landlords that can largely be avoided by proper tenant screening and quality property management.
Agent Commissions
We pay a commission to the agent who produces your tenant. This compensates local agents for their time and effort to help you find a tenant for your rental property. These commissions are part of the Leasing Fee you pay us when your property is leased. We don’t charge you for this in addition to the Leasing Fee.
No Gimmicks
The search optimization that helped you to find our site isn’t going to help renters find your property. Zillow, realtor.com, HotPads, and a whole lot of other sites are how they’ll find it. Would you rather have your home professionally shown to a prospective tenant by a licensed REALTOR®, or have the unknown prospective tenant see the home all by themselves? Unsupervised showings would cost us less, but they also increase the risk to your property and we’re not comfortable with that. You shouldn’t be either.
