To qualify for the advertised security deposit amount you must meet the following criteria. If your credit, residence history, or income does not qualify, you may be conditionally approved at a higher security deposit amount.

  • All occupants 18 years and older must complete the application process.

  • Valid current photo ID documentation (driver’s license, military ID, or State ID) is required.

Income Requirements

  • Applicants must have a gross income of at least three (3) times the monthly rent. Income must be verifiable in writing; applicants may provide recent pay stubs as documentation.

  • Self-employed applicants may be required to produce, upon request, two (2) years of signed tax returns or IRS 1099 forms.

  • Applicants who are not actively employed — including unemployed, retired, or those relying primarily on non-traditional or passive income sources — must demonstrate financial capacity by providing at least two (2) of the following:

    • Six (6) months’ rent paid in advance, to be applied to the final six months of rent under the lease term

    • Two (2) years of tax returns

    • Verifiable liquid assets or consistent passive income equal to at least three (3) times the annual rent

  • For purposes of these criteria, “non-traditional income” includes, but is not limited to, pensions, Social Security benefits, investment or dividend income, trust distributions, annuities, and other recurring funds that can be independently verified.

Rental History Requirements

  • A minimum of two years of residential history is required. Rental history must be rated satisfactory or better, with no record of evictions.

  • Previous rental history reports from prior landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances, or illegal activities, no NSF checks, and no damage to the rental property or failure to leave the property clean and without damage upon vacating.

  • We reserve the right to require a co-signer/guarantor and/or a higher security deposit. Co-signers are accepted at the property owner’s discretion only and must meet all requirements.

Credit Requirements

  • Credit history and/or Civil Court Records must not contain landlord judgments, eviction filings, landlord collections, or liens.

Criminal History

  • All criminal convictions will be handled on a case-by-case basis. If you have been convicted of a felony within the past seven (7) years, this may be cause for rejection.

  • A felony conviction or any conviction related to a drug, sexual, murder, arson, or violence-related crime could be grounds for denial.

Animal Requirements

  • All animals are required to be registered with PetScreening.com and the profile shared with us before we will complete the processing of your application.

  • A monthly Animal Administration Fee will be assessed per animal, based on the animal’s Paw Score. Paw Scores are provided by PetScreening.com.

  • No animals (with the exception of legally defined emotional support or service animals) of any kind are permitted without the specific written permission of Pyramis Company in the form of a signed Animal Addendum and Pet Profile from PetScreening.com.

  • The following pets will not be accepted: Doberman Pinscher; Great Dane; Mastiff; Rottweiler; Akita; Bullmastiff, or any variation thereof (Neapolitan Mastiff, etc.); Chow Chow; German Shepherd, or any variation thereof (Belgian Shepherd, etc.); Pitbull (Staffordshire Terriers); American Bullies; Presa Canario; Huskies; Wolf Dogs; Saint Bernard; Malamutes; Cane Corso; Newfoundland; Great Pyrenees; Canis Panther; Poi Dogs; Tosa Inu; any dog that contains a mixture of one or more of the above breeds; any dogs, regardless of breed, that have been involved in a biting incident.

  • “Pocket Pets” are still considered animals. No more than two (2) “Pocket Pets” are allowed. Each “Pocket Pet” will be required to have its own pet profile from PetScreening.com.

  • Definition of a “Pocket Pet”: A “Pocket Pet” is a small domestic animal such as gerbils, chinchillas, guinea pigs, hamsters, ferrets, and rabbits along with snakes, lizards, turtles, hermit crabs, sea monkeys, birds, and fish. We will require a deposit and monthly animal admin fee for each one.

Reasons for Denial
An application may be denied for one or more of the following reasons, including but not limited to:

  • Failure to meet Pyramis’ standard rental qualifying criteria

  • Providing false, misleading, or unverifiable information on the application

  • History of failing to provide proper notice when vacating a previous rental

  • Negative rental reference from a current or former landlord

  • Pattern of late rental payments or returned payments (NSFs)

  • Outstanding collections related to prior rental housing

  • Record of eviction or eviction-related court proceedings within the past 60 months

  • Disrespectful, abusive, or unprofessional behavior toward Pyramis staff during the application/leasing process
