Proper Pricing

Just like photos, if it’s priced too high, they’ll move along to another property.  We don’t simply run a price per square foot average for the neighborhood and apply that to your home.  We can give you a fairly narrow range of what the property should rent for, but tailor the pricing down to your specific home compared to other similar ones.  This more tailored pricing can be achieved after we visit the property. There are no shortcuts on this! Activity, interest, and feedback on your listing is closely monitored so we can make price adjustments quickly when needed.

 

Listing Exposure

This is first and foremost.  We have to get the word out that the property is available for rent.  This starts with the local Multiple Listing Service (MLS) and is available to the over 12,000 members of the San Antonio Board of REALTORS® (SABOR).  Our marketing strategy is the same high-level service as a large brokerage but with more attention to details and feedback. Pyramis syndicates to over 165 different rental websites like Zillow, MLS, Hotpads, Trulia, etc. We also market by word of mouth by and physical marketing like signs in the yard and social media posts, this way we can not only find a quality tenant but find one quickly.  The combination of services we utilize gives our listings a wider exposure than almost anyone in the area.

 

Photos & Video

Photos are very important, as much of the home-search process is done online.  If the property photos don’t look good, they’ll move onto another property without giving yours a second thought.  We take high-quality photos of all our properties to give them the best shot at getting rented quickly right from the beginning.  We are the only ones in San Antonio to also shoot 360° video tours of our properties. These are included in the listings and make them available on our website.  These give viewers a quick virtual walkthrough of the property that photos or regular video can’t quite match.

 

Tenant Screening

Some companies simply base a prospective tenant’s eligibility on their credit score.  Unfortunately, the credit score doesn’t tell the entire story. Lease Prep

Move-in Documentation

We provide our Placement clients with a full move-in inspection report of the property’s condition when the tenant takes possession.  Going this extra step for our clients helps them to be better equipped to process the security deposit when the tenant vacates. We’ve encountered many situations where a landlord hired a company to place a tenant and, for one reason or another, we end up managing the property.  When the tenant vacates, the landlord realizes there was no inspection performed at move-in, leaving the landlord unable to charge for damages.
