Pyramis has been managing single-family homes in San Antonio since 1985 — under the same ownership, in the same market, without being acquired, rebranded, or folded into a franchise. That’s not a marketing line. It means the systems we use today were built over four decades, refined through recessions, through military base expansions, through every cycle this market has run. We know how San Antonio rents move because we’ve watched it happen, year by year, since before most of our competitors existed.

We’ve managed more than 700 doors. We chose to scale back. At that size, our expected service quality suffers — the things that matter most to owners become harder to deliver consistently. So we made a deliberate decision: stay at a portfolio size where we know every property, every owner, and every situation. That’s not a limitation. It’s how we protect the quality of what we do.
Tenant Renewal Rate
The industry norm is meaningfully lower. Every renewal means no vacancy, no turnover cost, no re-leasing fee, and no gap in your cash flow. We get to that number through tenant screening that takes the work seriously — credit, income verification, rental history, background — and through keeping properties in good condition so tenants want to stay. Good tenants don’t leave properties they’re happy in.
Average Tenant Tenure
For context: a standard military deployment cycle runs roughly three years. Our average tenant stays longer than that. That’s not coincidental — San Antonio’s military community is a core part of who we manage for. But it also reflects something broader: when tenants are screened well and properties are maintained properly, they tend to stay.
Eviction Rate
Evictions are expensive for owners, disruptive for everyone involved, and almost always traceable to decisions made at the front of the process. The qualification standards we hold to at screening are higher than what most firms use, and they’re applied consistently — not relaxed when a vacancy has been sitting too long. The result is a tenant population that, in the vast majority of cases, pays on time and fulfills their lease.

Owners stay with us for more than eight years, on average. That’s not a number we manufactured. It’s what happens when owners don’t have to wonder what’s happening with their property, calls get returned, problems get handled before they become emergencies, and the accounting is clean at tax time. Clients stay because the alternative — starting over with someone new — would be a step backward.
