Managing a San Antonio Rental House From Out of State

Yes. A property manager can handle a San Antonio rental when you live in another state or country. The manager screens and places tenants, collects rent, coordinates repairs, and reports to you every month. For a remote owner, the question that matters most is who sees the home in person. Ask any manager that first.

How do I manage a rental property from out of state?

You manage it the way you manage any investment you can’t walk through: you rely on someone who can, and you set up a way to check their work.

Plenty of owners end up here without planning to. A job moved them. They inherited the house. They bought in San Antonio because the numbers worked and they live somewhere else. More than 80% of our clients are accidental landlords, so we hear these stories often. We also have clients in 8 countries on 4 continents. Owning here from a distance is ordinary for us.

What does a remote owner actually worry about?

Three things come up again and again.

  • Not knowing the condition of the home. A tenant says everything is fine. Is it?
  • Not being able to verify a repair. The invoice says the work was done. Who confirmed it?
  • Not having anyone to call. A pipe bursts on a Saturday night and you are two time zones away.

Each worry comes down to the same thing: whether the people you hired are actually in the field.

Can a property manager handle a rental when I live in another state?

Yes, and distance is where a good manager earns the fee. You cannot drive by on a Sunday to look at the yard. Someone has to do it for you. If the company you hire sends an outside party, or never sends anyone, the house is being managed from a desk.

Our team visits the homes we manage. We complete move-in and move-out inspections ourselves, and we do routine drive-by reviews. When something comes up, the person helping you knows the property.

What should I ask before hiring a manager as a remote owner?

  • Who walks my home at move-in and move-out, your staff or an outside inspector?
  • Is there a single person assigned to my property, and will I know their name?
  • Who answers when something breaks after hours? Is it your team or an outside call center?
  • How quickly will you respond to me, and on which days?
  • Where is my money held, and how do I see it?
  • What can you approve without calling me, and what do you stop and ask about?

If you are comparing several firms, our guide on how to compare San Antonio property managers covers more questions like these.

How Pyramis works with owners who live elsewhere

  • A dedicated property manager. Each owner has one person who knows the home and knows your name.
  • Our own team, in the field. Move-in and move-out inspections and drive-by reviews are done by Pyramis staff.
  • In-house after-hours. Emergency and after-hours calls go to our own team. We do not use outside or offshore call centers.
  • A response within 24 hours. That is Monday through Friday, excluding holidays, and usually sooner. It is one of our Promises.
  • Repairs that do not wait on a phone call. Our owner repair approval limit is $300, and emergencies are excepted. We have negotiated pricing for many small issues.
  • Money you can see. Owner funds are held in a trust account. Monthly owner statements are in the owner portal, so you can check them from wherever you are.

We have managed single-family homes in San Antonio since 1985. At one point we managed more than 700 homes. We scaled back to about 300 to 325 because service suffered, and we would rather be the company that knows your house. The full fee list is on our pricing page, and our systems are described in our approach.

Frequently asked questions

Do I need to live in San Antonio to own a rental here?

No. We have clients in 8 countries on 4 continents. Most owners never need to be in town. We handle tenants, rent, repairs, and reporting, and you review the monthly statement in the owner portal.

How do I know my home is cared for if I can’t visit?

Our team visits the homes we manage. We complete move-in and move-out inspections ourselves and do routine drive-by reviews. That means someone from Pyramis has seen the property, not just read an invoice about it.

Who handles emergencies when I’m in a different time zone?

Our own team handles emergency and after-hours calls. We do not use an outside call center, because the people answering know the properties. You do not need to be awake or reachable for a burst pipe to get attention.

How will I see where my money is?

Owner funds are held in a trust account. We send monthly owner statements, and they are available in the owner portal. You can log in from anywhere and see rent collected, expenses paid, and what was sent to you.

What about taxes if I live in another state or country?

Tax rules depend on where you live and how you own the property, so we do not give tax advice. Talk with a CPA who works with rental owners in your situation. We can provide the statements and records your CPA asks for.
